Fact:  Buyers often make up their minds about your home, within 30 seconds of entering the
front door.

One of the first things we will do before putting your house on the market is prepare your
house for sale. We want to show your house off in its best light to maximize your earning
potential. An important step may be to
depersonalize   your home, (pack up framed photos,
distracting collections, and children's' toys for example)  s
o that your buyer can see
themselves in it.  

We approach your house with the eye of a buyer - knowing what sells, and what does not.   

Assess Curb Appeal
Does your house have curb appeal?  What will lure buyers inside rather than drive on?  
Would a bit of touch-up paint or a fresh palette add dollars to the sale?  Is the lawn lush and
neatly edged? Are trees and bushes neatly pruned? Flowers would add a spot of cheerful
color.  Adding colorful annuals near the entry creates a desire to see more.  Remember,
creating curb appeal will add dollars to your house's final selling price.

Welcome Home
For one reason or another, you, the seller, have decided to move on to  your next home. Now,
your house needs to say '
Welcome home' to your buyer.  The buyer needs to see what is
special about your house, its layout and features.  Your buyer should only be thinking about
making that offer.  Good impressions are lasting ones, and need to make your home stand
out among the competition!

Kitchen:  Countertops should be cleared of most appliances, cookbooks and knickknacks.  Pre-pack family
photos, refrigerator artwork and junk drawers.  Give yourself a head start by packing these items for  your
new home.  

Storage:  Perceptions are key for any buyer.  Closets and cupboards should appear large and roomy.
Eliminate half or more of the contents, and store for your new home.  Consider making a tax-deductible
donation to a local charity or temporarily store belongings elsewhere, such as a friend's or family member's
home.   Better yet, hold a garage sale and there will be less to move.

Room-by-room tour.  We will make suggestions about furnishings and placement that affect a buyers'
perceptions. Editing furnishings for scale and sophistication is essential.  Pay attention to areas that need
touch-up paint, remove signs of grime and wear, update floor coverings, shine up fixtures and windows -
these efforts will pay off immediately.

Setting the Stage
Before the first buyer walks in your door, we'll help you set the stage and fire up the buyer's imagination.  
Lighting is one critical element. We'll draw back curtains, open blinds, change light bulbs and add lighting in
dark areas to invite the buyer to explore.
Curb Appeal and Exterior Checklist
Remove debris, toys, and unsightly items.
Store garbage cans in the garage.

Check the home from the roof line down
•  Is the roof free and clear of obstructions and moss?
•  Are the gutters clear and neatly hung?
•  Are the windows clean and clear of bushes or tree branches?

Inspect the condition of the paint or siding
•  Is it time to power wash the siding or repaint?
•  Is the front door inviting and in "like new" condition?
  Are house numbers clearly visible and shiny?

Condition of the landscaping.  
•  Are plants neatly pruned?
•  Is the bed mulched and clear of weeds?
•  Is the lawn neatly edged?
